§ 152.023. PLAT CONTENTS.

- A preliminary plat shall contain the following information and data:(A) Name, tract number and legal description of property;(B) Name and address of record owner of property and of subdivider, if the owner is not the subdivider;(C) Name and address of person preparing map;(D) Date of preparation, north point and scale;(E) Total subdivision acreage and overall dimensions;(F) Boundary lines and vicinity map;(G) Names of adjacent subdivisions and owner of adjoining parcels of unsubdivided lands;(H) Names, locations and widths of adjacent streets, roads, highways or ways;(I) The location, names, area, width, proposed grade and curve radii of all roads, streets, highways and ways in the proposed new subdivision;(J) Streets and rights-of-way providing legal access to the property;(K) Accurate contour lines drawn to intervals of one foot to five feet depending on topography. Copies of U.S.G.S. maps are not acceptable;(L) The width and approximate locations of all existing or proposed easements or rights-of-way, whether public or private for alleys, roads, drainage, sewers, public utilities, flood control purposes or other community facilities;(M) Lot lines, dimensions and lot numbers;(N) Locations and approximate dimensions of proposed public areas;(O) Locations and elevations of sewers at proposed main connections, culverts and storm drains;(P) Land subject to overflow, inundation or flood hazard, including watercourses and channels. A preliminary drainage plan including provisions for the disposal of storm water;(Q) Location of structures, irrigation ditches, pipelines, wells, reservoirs and other physical features. Any existing features which are to remain shall be noted;(R) Existing use of property immediately surrounding the tract;(S) The area and proposed use of all lots or parcels within the subdivision. If a condominium, the common areas;(T) Source of all utilities to service the tract, including the method of sewage and garbage disposal;(U) Existing zoning, proposed zoning and minimum lot sizes;(V) Names of all utility companies;(W) Typical section of proposed roadway to indicate thickness and type of surfacing, thickness of base courses as determined by soil analysis. Design shall be by a qualified soils and testing consultant; and(X) If a condominium, show a horizontal regime with space dimensions.(1974 Code, § 14-3-4) (Ord. 12-005, passed 8-8-2012)
